Short Sales are becoming common place in this real estate environment.  If you are faced with having a hard time making your mortgage payment every month and/or have been turned down for a loan modification a short sale may be the answer.  Think of it this way... would you keep putting money into a business or investment that you knew you wouldn't even break even on for at least the next 10 years?

The number of foreclosures in the Phoenix area for the quarter is down slightly from last year.  Although the median sales price of existing homes is down about 13% from the previous year, new homes sales have gone up slightly.  With interest rates still low it is a good time to take advantage of these prices if you haven't already.

Should you buy now  or wait to see how much further the market drops, that is the question I've been hearing a lot lately.  If you are a buyer looking for a new home and you find the home you've always wanted (eg. 5 bedrooms, great backyard) do you want to wait to see if it's still there 3 months from now because prices may fall. Probably not.  From an investor stand point it can be more tricky but if you find a good property, for a great price, that can be move in ready in a short time should you go for it?  Let's look at it this way, mortgage rates are at an all time low and housing prices are way down.  Rental housing is in demand.  You get a property at a good price with tenants paying you rent, you know the property will appreciate once the market comes back up, I'd say that's a good deal.  This is a good market for buyers, if you play the wait and see game too long it may just pass you by.
